Rental Qualification Standards

Legacy Key Property Management & Real Estate, LLC is committed to providing equal housing opportunities and maintaining a fair, consistent, and transparent application process.

Each person 18 years of age or older who will occupy the property must complete a separate rental application, provide the required documentation, and authorize applicable screening and verification. This fee is non-refundable.

Submitting an application does not guarantee approval.

General Qualification Requirements

Applicants will generally be required to meet the following standards:

Identification

Applicants must provide valid, government-issued photo identification and any additional information reasonably required to verify identity.

Income and Employment

Applicants must provide verifiable lawful income sufficient to meet the financial obligations of the lease.

Unless otherwise stated in the property advertisement, combined gross monthly household income should equal at least three times the monthly rent.

All lawful and verifiable sources of income will be considered in accordance with applicable law. Additional documentation may be requested when necessary to verify income.

Credit History

Applicants should have a minimum credit score of 600.

Credit history may also be reviewed for:

  • Significant unpaid collections
  • Repeated late-payment history
  • Outstanding housing-related debt
  • Utility debt that may prevent required services from being established
  • Other financial obligations that could reasonably affect the applicant’s ability to pay rent

A credit score alone may not determine the final decision. The complete application and screening report may be considered.

Rental History

Applicants should have satisfactory and verifiable rental history.

Applicants may be denied for:

  • Outstanding balances owed to a previous landlord or property management company
  • Material lease violations
  • Repeated late or returned rental payments
  • Property damage beyond ordinary wear and tear
  • False or unverifiable rental references
  • Prior eviction judgments that reasonably indicate a substantial risk of nonpayment or serious lease violations

The circumstances, timing, resolution, and relevance of rental-history information may be considered.

Bankruptcy

Applicants may not be involved in a current bankruptcy proceeding that legally prevents them from entering into or fulfilling the financial obligations of a lease.

A past or discharged bankruptcy will not automatically result in denial. Current income, credit history, rental history, and the circumstances surrounding the bankruptcy may be considered.

Utility Accounts

Applicants must be able to establish all utilities required under the lease in their own name by the lease commencement date.

Outstanding utility balances may affect approval when they prevent the applicant from establishing required utility service.

Criminal History

Criminal-history information will be evaluated in accordance with applicable law and will not be based solely on an arrest that did not result in a conviction.

Relevant convictions may be considered when they reasonably indicate a current or substantial threat to the safety of residents, employees, vendors, the public, or property.

When appropriate, the evaluation may consider:

  • The nature and severity of the offense
  • How much time has passed since the offense
  • The applicant’s age at the time
  • The circumstances surrounding the offense
  • Evidence of rehabilitation
  • Whether the conduct presents a current risk to persons or property
  • Whether the offense is relevant to the responsibilities of tenancy

Convictions involving violence, sexual offenses, arson, serious property crimes, or the illegal manufacture or distribution of controlled substances may result in denial when permitted by law and reasonably related to resident or property safety.

Each determination will be made using the company’s written screening standards and applicable legal requirements.

Occupancy Standards

Occupancy limits will be based on the property’s size and configuration and will comply with applicable federal, state, and local laws.

Reasonable accommodations for applicants or residents with disabilities may be requested and will be reviewed in accordance with applicable law.

Animals

All pets must be disclosed and approved before occupancy.

Pet requirements, deposits, fees, breed or property restrictions, and limits may vary by property.

Assistance animals are not pets and will be evaluated separately as reasonable-accommodation requests in accordance with applicable fair housing laws. Pet fees, pet deposits, and pet rent do not apply to an approved assistance animal.

Application Accuracy

Providing false, incomplete, misleading, or unverifiable information may result in denial of the application or termination of the lease when permitted by law.

Applicants must disclose all intended occupants and provide requested documentation within the required timeframe.

Conditional Approval

When permitted by the property owner and applicable law, an applicant who does not fully meet the standard criteria may be considered for conditional approval.

Conditional approval may require a qualified guarantor, additional documentation, or another lawful risk-mitigation measure. Any additional deposit requirement will comply with applicable law.

Conditional approval is not guaranteed and may not be available for every property.

Application and Screening Process

Applications are generally processed only after all required information and fees have been received.

Screening may include:

  • Identity verification
  • Credit screening
  • Income and employment verification
  • Rental-history verification
  • Eviction-record screening
  • Criminal-background screening
  • Verification of other information provided in the application

Applicants may be required to provide additional documentation when information cannot be independently verified.

Approval remains subject to property availability, completion of all screening requirements, execution of the lease, payment of required funds, and satisfaction of any property-specific requirements.

Adverse Action Notices

When an application is denied or approved with additional conditions based wholly or partly on information contained in a consumer report, the applicant will receive an adverse action notice as required by applicable law.

Applicants may contact the consumer reporting agency identified in the notice to request a copy of the report or dispute inaccurate information.
